Planning Constraints

Area of Outstanding Natural Beauty

This Paragraph 84 project—a policy reserved for isolated dwellings of "exceptional quality" successfully secured planning permission within an Area of Outstanding Natural Beauty (AONB). Following a highly commended Pre-application, the design was recognised for its ability to significantly enhance its immediate setting while remaining deeply rooted in the local vernacular.

Architectural Narrative
Contextual Reimagining: The design draws inspiration from Combe’s humble yet significant landmarks, sympathetically translating historical typologies into a sharp, contemporary form.

Material Heritage: The proposals emphasised and celebrated traditional craftsmanship, emphasising the use of local natural stone, dry stone walling, and lime mortars marrying both building and its boundaries into the landscape.

Topographical Landmark: By responding to the site’s rising topography, the project creates a new architectural landmark that feels both inevitable and innovative within the landscape.
This success demonstrates how rigorous site analysis and a commitment to "simple, honest" materiality can overcome the stringent planning constraints of the NPPF.
